A puffin is a seabird of northern and Arctic waters with a large head and a massive, brightly coloured triangular bill. Distinctive and beautiful, our Puffin is like that. A masterfully crafted home almost hanging in midair. With the help of a modern cantilever design it is uniquely perched on the hill side. The interior is sleek and minimal, with the living and bedrooms gazing out to the rice fields and forest in summer and snow fields in winter. A volcano looms beyond. You almost get the feeling that this is the fabulous lair of a Bond villain. The bedrooms contain a suite of modern features such as a television and adjustable reading lights along with ensuites. Situated in the prestigious Escarpment Estate, you get a sense of freedom and nature whilst a plethora of food and beverage options await just a few hundred metres up the road. As you relax and watch the snow fall from your generous living space with modern Cassina furnishings, twirling a glass of whiskey on the rocks, you just might smile impishly.

Spotlessly Clean, Beautifully Designed with Picture-Perfect Views
I stayed here from October 30 to November 7, 2025, and it was an amazing experience! The house is spotlessly clean and very comfortable. The location is perfect — it's super convenient to reach nearby attractions, restaurants, and convenience stores. The interior is beautifully designed, and every window view looks like a painting. The house is well-equipped with everything you need, including a washer and dryer, which made our stay even more convenient. There are two spacious ensuite rooms and enough bathrooms for everyone, which made our stay very comfortable. The surroundings are peaceful and quiet, surrounded by trees and nature — the perfect place to relax and unwind. Everything about this place — the cleanliness, location, and serene environment — was outstanding. I'd definitely stay here again next time I visit Niseko! Best hotel in Niseko! Very gracious to have chosen to stay at Puffin, well located, close to ski base and shops, yet not too close to be disturbed. Views from the house is not obstructed, love the high privacy, you won't be seen inside the house from other houses. 2 bedroom 2 bathroom 1 guest toilet, washer and dryer provided. Every morning we'd go out and jog along the trail right outside the house, scenic spots all around, picturesque view from the main bedroom and living room, never tired of looking at the Mount Yotei! Highly recommend!

Beautiful & Well-Equipped Villa, Quiet but Remote from Town
The house is beautiful and spacious, with a garage that makes it very convenient during the snowy season—no need to worry about shoveling snow off the car. Right by the entrance, there’s a designated area to hang your clothes and store ski equipment, with heated floors in that area to keep everything dry and warm. Inside, there's a cozy TV corner to relax, and two bedrooms on the lower floor, along with a bathroom and separate toilet.
Upstairs, you’ll find a spacious open kitchen that’s fully equipped for cooking, though the only seasonings provided were salt and pepper. What I liked the most was the fireplace in the upstairs living room, with a large window offering a beautiful view of the falling snow. The master bedroom is also on the second floor, with an en-suite bathroom.
Though housekeeping doesn’t come daily, there’s a dishwasher and vacuum cleaner provided. The village is just a 5-minute walk from the bus stop, but there are no nearby restaurants or convenience stores. Communication with the reception via WhatsApp wasn’t always very reliable—it’s sometimes slow or quick to respond. There’s a shuttle service to Niseko Village once a day during the winter season, but it’s limited and needs to be booked in advance.
Overall, the villa is very nice, quiet, and well-designed, though it is a bit far from the main town. A taxi ride to Niseko Hirafu takes about 15 minutes and costs around 4,500 yen. There’s also a bus every hour for 500 yen (in winter). Overall, it’s a nice stay.

Beautiful, Cozy & Clean with Breathtaking Views
The house is beautiful, cozy, clean and warm... communication was straightforward, and the view was breathtaking. Great amenities, too. We will be back!
